Concrete Tile Roof Soft Wash — Brisbane Residential

Brisbane

Charcoal concrete tile roof on a Brisbane residential property restored from heavy mould and lichen contamination via multi-pass soft wash treatment. Even, uniform colour return across the full roof surface and ridge capping, with no high-pressure damage to tiles or mortar.

What We Did

Roof inspection & access setup

Inspected tile and ridge capping condition, confirmed the roof was suitable for soft wash treatment, and set up safe access to work around the existing solar panel array.

Surrounds & solar panel protection

Protected gutters, downpipes, and the existing solar panels from biocide drift and runoff. Solar-equipped roofs need careful runoff management to avoid affecting panel performance.

Biocide application & dwell

Applied specialised soft wash biocide solution at low pressure across the full roof surface. Allowed dwell time for the chemistry to break down embedded mould, lichen, and biological staining at the spore level.

Multi-pass cycle

Repeated chemical application, dwell, and controlled low-pressure rinse cycles across the roof. Multi-pass treatment is what reaches the depth of contamination that single-pass cleaning leaves behind.

Final rinse & gutter clear

Final controlled low-pressure rinse to flush all dead organic matter clear of the roof, followed by clearing the gutter line of debris flushed during the clean.

The Result

The roof was restored to clean, uniform charcoal concrete tile finish across all surfaces and ridge sections, with no damage to tiles, mortar, or the existing solar installation.

Soft wash roof treatments typically resist mould and lichen regrowth for 2–4 years in South East Queensland conditions.

Suitable For

Concrete tile roofs
Terracotta tile roofs
Solar-equipped roofs
Ridge capping & valleys
Multi-storey homes (safe access required)

Soft washing is the recommended method for any tile roof clean — preserves tile integrity and mortar while delivering longer-lasting results than high-pressure approaches. Solar-equipped roofs need an operator who manages runoff carefully to avoid affecting panel performance.

This Brisbane home had a charcoal concrete tile roof carrying years of mould and lichen contamination — the standard South East Queensland pattern for porous tile roofing in humid climate. The roof was also solar-equipped, which adds a runoff management consideration to the standard soft wash workflow but doesn’t change the underlying method.

The job ran as a multi-pass soft wash: biocide application at low pressure, dwell time for the chemistry to release embedded contamination, controlled low-pressure rinse, repeated across the full roof surface. Solar panels and surrounds were protected from drift and runoff throughout the treatment. The result is even, uniform colour return across all tile faces and ridge capping, with the existing solar installation completely unaffected by the work.
