White Colorbond patio roof on a Gold Coast residential property restored from heavy oxidisation and biological staining via soft wash treatment. The roof sits adjacent to a pool and is partially covered by solar panels — both requiring careful runoff management during the clean.
Before & After
What We Did
Roof inspection & access setup
Inspected the Colorbond patio roof surface and confirmed coating integrity. Set up safe access around the existing solar panel array on the lower section.
Pool & solar panel protection
Set up to manage runoff away from the pool wherever possible, and protected the solar panels from biocide drift. Pool-adjacent and solar-equipped roofs both need careful runoff management — chemical contamination of pool water requires post-clean rebalancing, and biocide drift can affect solar panel performance.
Biocide application & dwell
Applied soft wash biocide solution at low pressure across the full Colorbond surface, working into the corrugation channels where oxidisation and biological staining embed most heavily. Allowed dwell time for the chemistry to break down embedded contamination.
Multi-pass cycle
Repeated chemical application, dwell, and controlled low-pressure rinse cycles across the roof. Heavy oxidisation on weathered Colorbond requires multiple passes to fully release.
Final rinse & pool chemistry check
Final controlled low-pressure rinse, with attention to managing runoff away from the pool. Pool water chemistry checked post-clean and adjusted if needed to neutralise any minor contaminant transfer.
The Result
The Colorbond patio roof was restored from heavily oxidised and biologically stained to clean original white finish, with the adjacent pool and solar panels both unaffected by the work. The Colorbond coating was preserved completely — no chipping, no scoring, no surface damage.
Soft wash treatments on Colorbond typically last 12–24 months before oxidisation and mould begin to return, depending on tree cover, salt air, and humidity. Regular maintenance cleans extend the result indefinitely.
Suitable For
Pool-adjacent and solar-equipped roofs need an operator who manages runoff carefully and adjusts pool chemistry post-clean if needed. Standard soft wash with appropriate site protection delivers the result without affecting either system.
This Gold Coast home had a white Colorbond patio roof carrying heavy oxidisation and biological staining across the surface — a familiar pattern for metal roofing in humid coastal climate. The roof presented two specific considerations beyond standard cleaning: a pool sat directly adjacent to the work area, and an existing solar panel array covered the lower section of the roof. Both require careful runoff management during the clean.
Multi-pass soft wash treatment cleared the oxidisation and biological contamination across the full Colorbond surface. Pool runoff was managed throughout the work, with pool chemistry checked post-clean to neutralise any minor contaminant transfer. Solar panels were protected from biocide drift. The result is a clean white Colorbond finish with both the pool and solar installation completely unaffected.
