So when’s the best time to actually get your house pressure washed? It’s a more interesting question than it sounds.
The short answer: late autumn or early spring
For most Queensland homes, April–May or August–September are the sweet spot. Here’s why those windows work:
- The weather is dry and stable enough that surfaces actually stay clean for a few months after washing
- Humidity is lower, so re-growth of mould and algae is slower
- You’re catching the buildup before it gets baked on by summer heat or weathered by storm season
Avoid washing during the wet season (December–March) if you can. You’ll get the surface clean, but the algae will be back within weeks because of the constant moisture.
What actually grows on Queensland exteriors
There are three culprits doing damage to your home’s exterior, and they each require a slightly different approach:
1. Black mould and mildew
Most common on south-facing walls and shaded sections. Looks like dark grey or black streaks. Caused by humidity sitting on the surface without UV exposure to kill it off.
2. Green algae
Usually appears in patches on rendered walls, weatherboards, and around irrigation overspray. Thrives in damp, shaded conditions.
3. Red lichen and orange staining
Common on roof tiles and the upper portions of walls. Once it takes hold, it’s harder to remove and can actually damage the substrate underneath.
Why “the cheap pressure wash” can damage your home
This is the part nobody tells you. High-pressure washing on the wrong surface will:
- Strip paint and protective coatings off rendered walls
- Force water under weatherboards, causing rot
- Damage soft mortar between bricks
- Etch concrete and pavers, leaving permanent marks
For most residential exteriors, soft washing (low pressure + biodegradable cleaning solution) is the right method. It kills the algae and mould at the root, doesn’t damage the surface, and the results last 2–3x longer than pressure washing alone.
Quick rule: if the surface is painted, rendered, or has any kind of coating, use soft washing. Save the high pressure for concrete driveways, footpaths, and unfinished surfaces.
How often should you wash?

Coastal homes need more frequent attention because of salt air carrying moisture. Acreage homes get more leaf litter and shading.
What to do before booking
- Walk around your property and check the south-facing walls, the area below gutters, and any shaded sections. These will tell you how bad the buildup actually is.
- Check your gutters — if they’re full, get them done at the same time. A blocked gutter overflows down the wall and re-stains the work you just paid for.
- Move outdoor furniture and pot plants away from the walls about a metre.
- Plan the timing — most professional washes take 3–6 hours, depending on house size.
